With our Garden Office range, you have the opportunity to create a professional working environment away from the house, but within sight.  With this range only, we offer a complete insulation and wiring service, ready to take electrics, site survey permitting.

Main Features

• 32mm x 175mm Weatherboard or 16mm x 150mm Shiplap exterior cladding
• 100mm x 50mm (4” x 2”) timber framing with weather proof membrane
• Guttering and downpipes
• 2.4m (8’) wide pre-painted tri-folding door, complete with door furniture and
  fitted with 24mm toughened glass
• 2 x 488mm x 1524mm (20” x 60”) pre-painted casement windows, with
  24mm toughened glass as standard
• Fully insulated roof and floor
• Felt Tiled roof as standard, with the option of having a tiled roof

Options and Roof Finishes

• Roofing options including coloured Onduline and felt tiles
• Hardwood and Softwood window and door options are available.
• As an option we can supply our Garden Rooms fully insulated, dry-lined and wired to take an electrical supply, site survey permitting.

Wall Construction

Walls are built with 100mm x 50mm (4” x 2”) timber framing at 600mm (24”) centres.

Wall Cladding

Selected high quality Vac-Vac pressure treated 32mm x 175mm Weatherboard, or 19mm x 125mm Shiplap exterior cladding. The Vac-Vac treatment ensures our cladding is superior and maintenance free.

Wall Lining

The wall construction incorporates a Tyvec weather barrier, 9mm OSB or Plywood.

Roof Construction

The roof is insulated and boarded with 18mm plywood. Our Hipped Roof is finished with Felt Tiles as standard but the roof is designed to provide you with the option of having your roof tiled in a Clay or Slate tile of your choice. Our Contemporary (Mono-Pitch) Roof is supplied with Felt as standard.

Doors

Each building is supplied with a 2.4m (8’) wide tri-folding door complete with door furniture and 24mm double glazing. All our doors are painted in a pre-finished white colour.

windows

Each building is supplied with 2 x 488mm x 1524mm (20” x 60”) Casement windows complete with 24mm double glazing and all window furniture. All our windows are painted in a pre-finished white colour.

Height

Our Hipped Roof building will not exceed 4m ridge height. Our Contemporary Roof (Mono-Pitch) building will not exceed 2.5m ridge height.

Internal finish

Dry lining and decorating the interior in a colour of your choice is offered as an optional extra. The supply and fitting of skirting, architraves and window sills are also offered as optional extras. Prices are available on request.

Guttering

100mm (4”) half round guttering and down pipes are fitted.

Floors

Floors are fully insulated and boarded with 18mm V313 moisture resistant boarding.

Electrics

Supplying and fitting an electrical package comprising of power, sockets and lighting is offered as an optional extra only. Heating, TV and telephone points are also available as optional extras. Prices are available on request.

Timber Treatment

Our exterior cladding, no matter if you select our Weatherboard or Shiplap, needs no further treatment.  A range of timber stains and paints are also available on request.
